Kathy is happy with the following plans and sends us pictures to show how great the garage plan ended up.
Hi John,
I had purchased a customized plan from you back in March. They worked great! Our city planning/permitting really liked them and it helped the process go smoothly. Attached is a picture of the little shop we built with your plans.
Kathy’s SDSG391 16 x 20 plan from SDSCAD
Here are the original specs on the plans
1. 16×20, 8 foot from finished floor to bottom of joists
2. standard exterior double doors instead of garage door on 16? side
3. Site consideration – 1 foot of elevation change on the site from the highest corner to the lowest corner (diagonally)
4. footing & stem wall (load bearing 1500 lb/sq ft) – 12? wide x 6? high
5. 2×6 treated mudsill bolted to top of stem wall. 2×4 bottom plate secured to 2×6 mudsill.
6. (2) 3×3 windows up high (just enough room for a header between window & top plate) on each of the long 20 ft sides and (1) 3×3 window in back also high – all (5) windows spaced evenly
7. 2×4 construction walls
8. no trusses – rafters and joists with storage but no occupancy above the joists (storage for future plan)
9. 10:12 slope roof
10. eaves with rake ends and fascia – 2×6 fascia
11. composite roof
12. hardiplank 6 1/4?

We have just finished another garage plan. Here are the initial details from the custom order
- 28′x28′ garage
- 8″ stem wall foundation
- 12′ 2′x6′ stud walls
- Attic Trusses
- Pull down stairs for access to attic
- 1 – 10′x12′ garage door centered
- 2 - 3′ man doors – 1 on each side of garage 8′ from rear wall ( I think that my drawing shows it 8′ centered, but I would like the edge 8′ from back wall)
- 1 – 3′ man door on front wall near garage door, I would like minimum required space between garage door and man door, while allowing for electrical switches
- 1 – 3′ window in garage rear wall
- 1 – 3′ window in attic gable end

The electrical layout on the sample plan you send looked fine, use whatever layout you normally use.

#80 G423a Plans, 8002-123, 30′ x 30′ x 9′ detached garage with bonus room
Here are the origional specs for this garage plan with an apartment possibilty upstairs
We need a set of plans for a 30 x 30 with 9′ ceilings down in the garage. We’re using a set of bonus trusses we had built for the Schwers job so the bonus room is 15 1/2 feet wide, is 6′ 8″ high at the wing walls and I believe is 8′ 8″ in the center. Pitch is 10/12 with asphalt dimensional shingles. We’ll be putting rock on the front 40″ up the wall and it will have triple lap siding to match home. I’m attaching a few pictures. The stairs will be in the back left corner. They’ll have a 10′ wide x 30′ deep concrete slab on the right side (viewing from front)
In the front 30′ gable wall from the right there will be a 3′ 4″ return, then a 10′ x 8′ garage door, then a 3′ 4″ center, then a 10′ x 8′ garage door, then a 3′ 4″ return.
In the left 30′ wall from the rear there will be a 3′ man door as close to the stairs as possible. Then a 5030 window centered between the man door and front wall. We’ll be running a wall down the bottom of the stairs to separate the living quarters from the bonus room with another door (fire rated) to the garage.
In the back 30′ gable wall there will be a set of 6′ french doors 3′ from the right corner.
In the right 30′ wall there will be a 5030 window centered.
In the bonus room there will be a bathroom right beside where the stairs come up with a door that faces toward the front wall. The 4040 window will be centered in the front gable and in the rear it will be centered in the remaining wall at top of stairs with a thru-the-wall AC/heater under it.
